Investing: the numbers that matter here
Rent, taxes, insurance and the association's rules decide whether a rental works.
- A rental doesn't get the homestead exemption, and its assessed value can rise up to 10% a year, so plan taxes on the full value.
- Rentals of six months or less owe Florida sales tax and Volusia's tourist development tax.
- Many condos and HOAs limit or ban short-term rentals, and some cap rentals overall. Read the rules before you offer.
- Insurance on a rental (a landlord policy) is priced differently. Get a quote with the home's roof age and flood zone.
